Exchange Street looking toward Court Street. (2002)
Court Street seen here has undoubtedly the best preserved, intact block of commercial buildings in downtown Binghamton. (2002)
The Broome County Courthouse in the city center. Such courthouses are one of the few businesses that even the most blighted towns can still count on retaining. (2002)
Nicely rstored but sadly empty commercial row facing the Chenango River. It is tailor-made for shops and outdoor cafes; no sign of any in this 2002 view.
A gorgeous sunny day downtown, but where are the people? (2002)
Four long abandoned stub-end tracks at the old Delaware and Lackawana Railroad passenger depot. The through tacks, however, are still very much in freight use, as shown by the Norfolk Southern train passing. (2002)
Built in 1901, the Delaware and Lackawanna depot today houses various offices. (2002)
Aproaching the city center on Chenango Street. (2002)
Small but stylish Art Deco bus depot on Chenango Street. The passerby's style ain't too shabby either! (2002)

This beautifully preserved 19th century commercial block includes a modern infill building. (2002)
Another view of the old stub-end tracks once used by passenger trains that terminated at Binghamton. Large building behind the depot is the 1903 Kilmer Building, which at the time of this photo was still awaiting rescue and reuse. (2002)
Unused New Jersey Transit coaches stored in the old Delaware and Lackawanna train yard. It would be nice to think of them as harbingers of the long planned passenger service from Hoboken to Scranton and Binghamton. (2002)
This grand survivor stands across the street from the old city hall, which has been turned into the Grand Royale Hotel. (2002)
The colonnaded building is the old public library; since it lacks its own parking lot it's considered obsolete. The new library on Court Street has a huge parking lot. This old building is sitting empty when this photo was taken in 2002.
Court Street looking east with the new public library visible toward the end of the block. (2002)
The new public library on Court Street has a most unfortunate design that turns its back on the street and faces a huge parking lot in the suburban style. A number of cities have in recent years built new or additions to old downtown public libraries (Worcester, Cleveland, Rochester, etc.) and it is a very positive trend. (2002)
View of downtown from the Chenango River bridge. Dome of Broome County courthouse visible in right center. (2002)
An amazing rarity in a small city's downtown: a full-fledged department store. While its design is far from ideal, at least it respects the street and sidewalk. (2002)
The old city hall now the Grand Royale Hotel. Note vile parking deck to its left. (2002)
The intersection of Court and Chenango Streets presents a decently dense urban fabric. How long before the wrecking ball makes its dreaded appearance? (2002)
Men in ties in downtown Binghamton. (2002)
More evidence of the historic preservation ethic at work. This is Washington Street just off Court Street. (2002)
More renovated 19th century commercial buildings, this on State Street just off Court Street. (2002)
View of downtown from Front Street on the city's west side. (July 2008)
Binghamton appears to be using the arts as a revitalization tool. This block of State Street has been labeled Artists' Row . (July. 2008)
Whimsical outdoor art on Artists' Row. Can you spot it? (July 2008)
One end only of this warehouse has been renewed into so-called luxury lofts as can be observed here. Binghamton has branded this area as the Railroad District for obvious reasons. (July 2008)
This magnificently restored Kilmer Building (1903) houses professional offices, a jewelry store and an upscale restaurant. The Kilmer is across Chenango Street from the old Delaware & Lackawanna Railroad depot in the "Railroad District", and just a stone's throw from "Artists' Row". An art movie theater also recently opened nearby in a converted old railroad hotel. So you might say there is good synergy between the arts and railroad districts. (July 2008)
Parlor City Commons between State and so-called Gorgeous Washington Streets is a pleasantdowntown enclave with outdoor dining. (July 2008)
View of the Chenango River from Riverside Drive, with downtown on the left. (July 2008)
Among the very few new building projects in Binghamton, this post-modern downtown center of Binghamton University features an attractive atrium. One hopes that this educational facility will spur more development nearby, but at present it is surrounded by parking lots without much urban context. (July 2008)
Signage for Artists' Row on the north end of State Street. There are several galleries and artists' studios on this block of State Street. (July 2008)
