Wall anchors installed, prolly cost $500-1,000 each.....and, so? Clay and possible underground ROOTS are STILL AGAINST the exterior wall AND, the exterior cracks are STILL...OPEN! Leaks/seeps!!! J Kristmas. And what about mold etc??? Shtt, soil gases, insects can easily enter exterior cracks. This Architect TRYS to inform http://www.lisasellsstroudsburg.com/poconos_real_estate/2008/04/can-you-cure-a.html ......Here`s one builder who understands the IMPORTANCE of backfilling with all gravel,NOT having clay etc against wall...6th para, http://dwightyoderbuilders.com/concrete.cfm
How MANY wall anchors do YOU wanna put in? PAGE 3.... A little crack can mean big problems http://www.plickandassociates.com/newsletters/Mar06.pdf ...Basement walls are subject to lateral pressure from the WEIGHT of the SOIL piled AGAINST it.... (underground roots or concrete slabs or porch footings can also cause cracks etc). Underground vibrations from nearby construction or traffic etc could also cause problems. When wall anchors were installed here, the wall ALREADY had EXTERIOR cracks,cracked-parging PLUS expansive clay soil etc against the wall, they should have hand-dug outside, waterproofed and backfilled w/all gravel and....then...MAYBE, if a wall is in bad shape...THEN use wall anchor or beams etc that MIGHT help stabilize PART(s) of the wall
Corps of Engineers photo`s,lateral pressure http://www.lrb.usace.army.mil/AmherstSoilStudy/photos/photos.html Pic 1. Lateral soil pressure CAUSING step crack... Pic 2. Lateral pressure CAUSING mid span/vertical crack... Pic 3. Lateral pressure CAUSING top of wall to bow inward 9 inches (pilasters failed to brace wall). PEST-PROOF,termites,mice etc http://lancaster.unl.edu/pest/resources/TermiteHome.shtml ...Termites can squeeze through a 1/32-inch crack, if they get inside hollow block they can travel vertically into the house with no apparent signs of mud tubes. http://lancaster.unl.edu/pest/resources/pest-proofing.shtml ...Make sure ALL CRACKS around the OUTSIDE of your house are sealed so mice, rats, snakes and insects can`t squeeze in
Ummm, it leaked when wall anchors were installed and STILL leaks...duh!!!!!! There WERE and STILL are exterior cracks, j kristmas! ONLY way to STOP water from entering those exterior cracks,cracked-parging is on the outside. WHY would you LEAVE the CLAY etc on/against exterior wall! WHY would you LEAVE exterior cracks OPEN! What do MOST inside system companies FALSELY claim/misrepresent??? RIGHT HERE... http://www.bdry.com/faq.php#9 http://www.bdry.com/faq.php#7 NO need to seal exterior walls eh? Doesn`t work huh? etc etc, bunch of incompetent, twisted CRAP
BLDG DEPT in OH, at least they try and inform people of SOME facts, Q-A 1 and 5 in particular http://www.shakeronline.com/dept/building/FAQ.asp#wetbasements ...Are sump pump systems allowed...? Yes, although its NOT the approach we recommend,it`s NOT waterproofing.... Q- What if problem is not related to surface grading.....? The preferred METHOD is....!!! And what does B DRY say? What does NAWSRC say? Someone is WRONG,incompetent etc....either my az and a handful of other exp`d/honest contractors and Yoder and Shaker etc etc are wrong or, these inside system co`s are wrong, incompetent. 'DON`T SEAL exterior basement wall eh?'... 'Doesn`t work eh?'....inside systems are mostly or always the best and only solution huh? NONSENSE
and what about DETERIORATED BLOCKS??? You MUST 'stop' the water from where its actually entering and relieve/reduce the weight/exterior pressure against the wall and wall anchors and inside system DO NOT DO THIS!!! Here`s a home inspector who 'gets' alot of this subject. 2nd LAST paragraph... http://homes.winnipegfreepress.com/index.php?action=news&step=article&id=24 ...in part he says, IMO Internal weeping tile installation is not a good solution, as the messy and costly installation may affect the STRUCTURAL integrity of the basement floor slab and does NOTHING to stop FURTHER DETERIORATION of the outside of the foundation walls.
See some photos of interior systems and sumps http://picasaweb.google.com/101049034584960315932/BasementWaterproofing32# ...please explain how THEY remove clay/roots etc OFF exterior wall, please do tell how THEY repair/waterproof existing-exterior-cracks and cracked deteriorated parging....how in the world are THEY stopping water from entering the exterior cracks, how are THEY stopping soil gases or termites and other insects from entering. If you had a tree fall on your ROOF that caused holes/damage to yer roof which then allowed water to begin to enter, are you going to LEAVE the tree on the roof and leave the holes/damage in roof and allow water etc to enter? Are you going to try and PATCH the inside of roof ? What...install drain tiles and a sump in the ATTIC? lol
